Two significant changes have reshaped the thinking around knockdown rebuild blocks.
First, the 2026 Federal Budget introduced reforms that limit negative gearing for residential property to new builds from 1 July 2027. The government’s published examples describe a duplex replacing a single house as a project that adds to housing supply, while a like-for-like single home rebuild is treated differently.
Second, recent NSW planning reforms have made dual occupancy permissible on many residential blocks where it previously was not. Many owners are yet to discover what their land could now support.
Together, these changes mean the conversation on a rebuild block has shifted from “what house can I build?” to “what could this site support?” For some owners, a well-designed two-dwelling project may offer more flexibility than a single replacement home.

Recent NSW planning changes mean dual occupancies are now permissible on more residential blocks than before, but zoning, lot size, frontage and local controls all matter. We review your site against the current rules and tell you plainly what pathways are open.

Some dual occupancy projects can be assessed through Complying Development, which can be significantly faster. Others need a Development Application through council. We are experienced in both and will recommend the pathway suited to your site.
